The Club at Big Bear Village
FGS Realty facilitated the sale and conversion of this Private Residence Club development (Fractional Ownership), 22 finished villas (approximately 2,500 sf each), luxurious Clubhouse and 10 finished pads, to a large national independent Timeshare sales, marketing and development company. Upon completion of the development, the property had difficulty executing the original plan as a Private Residence Club (PRC). In fact, the sales and marketing plan as a PRC failed a couple of different times. Therefore, FGS assisted the owner in finding a buyer to take them out. FGS sourced a Timeshare company to purchase the property and reconfigure the use plan as a Timeshare Vacation Club.
The Innsbruck Aspen
The Innsbruck Aspen is located on Aspens historic Main Street in the heart of Aspen’s Ski Village. The property includes 17 villas, and a variety of on-site amenities. FGS Realty facilitated the purchase and sale of the property to a large national independent Timeshare sales, marketing and development company.
Hotel Blake, Chicago
FGS assisted the ownership of The Hotel Blake Chicago, (a branded 162 room and suite Hotel property located in the Printers Row section of downtown Chicago) in orchestrating a plan to re-purpose the entire property, over-time, into a shared ownership “Timeshare” property. The result was a win-win for both the Hotel Owner/Seller and the Timeshare Developer/Buyer as the economics for the Seller proved superior over the valuation as an operating Hotel, and the Vacation Ownership/Timeshare company was able to acquire a property for its timeshare consumers in a very high-barrier to entry market place.
The Elks – New Orleans
The Elks Building, New Orleans, is a 96 unit apartment building, 17 stories, with rooftop pool, commercial space and other amenities. FGS assisted with the sale of this adaptive re-use project to a Company planning on converting it to Timeshare Use.
